Development charges increasing 1.7% on July 1

The rate that Greater Sudbury charges builders is going up by 1.7 per cent on July 1, the city announced Tuesday.

The rate that Greater Sudbury charges builders is going up by 1.7 per cent on July 1, the city announced Tuesday.

The new development charges rates are in accordance with the Non-Residential Building Construction Price Index, as outlined in the Development Charges bylaw.

The rates, in effect until June 30, 2016, are:
  • Single Family Dwelling: $15,036 per unit; 
  • Semi Detached: $9,415 per unit; 
  • Multiples: $9,415 per unit; 
  • Industrial: $4.40 per square foot; 
  • Non-Industrial (Commercial/Institutional): $8.98 per square foot.

The city currently collects the fees when developers purchase building permits.

Development Charges are applied to all new residential and non-residential development, subject to certain terms, conditions and limited exemptions, as identified. They are intended to recover “the growth-related portion of capital needs so that development continues to be serviced in a fiscally responsible manner,” the city said in a news release.

“Examples of projects with a growth-related share include Maley Drive, various widening of roads, the expansion of the Gerry McCrory Countryside Sports Complex and the South End Library.”
