Sudbury Mayor Brian Bigger attended his first ribbon-cutting event for a new subdivision Wednesday, as he helped Dalron Homes officially introduce its new Villages of Montrose subdivision in New Sudbury.

“It's always encouraging to see new development within the community,” Bigger said. “It's a very exciting day for Dalron and the citizens of Sudbury.”

The developer purchased around 130 acres of land at the north end of Montrose Avenue in the mid-1980s.

Dalron partner Phil Arnold said the time was now right to develop the land.

“There's not much in the way of new housing in New Sudbury right now,” he said. “It will be developed into single-family homes, garden home-type condominiums, semi-detached housing, and beyond that we're not quite sure yet.”

Dalron is currently building 34 garden-type condominiums in the subdivision, aimed primarily at seniors who intend to downsize from larger homes.

Arnold said those developments should be ready in the fall. Dalron has sold 22 units so far.

The developer has also set aside space for nine single-family lots so far.
Dalron president Ron Arnold said that while developers are required to set aside at least five per cent of residential land for parks, they opted to set aside 20 per cent instead, for Villages of Montrose.

The development will include walking trails, ponds and several parks.

“Our goal is to get a quality neighbourhood that everybody will enjoy,” he said.
